Explores the recent RESPA changes that went into effect on January 1, 2010 with respect to the GFE and HUD Settlement Statement.  The course will review the impact the change has on time sensitive dates contained in the Purchase and Sales Agreement.

Basics of Residential Title Examinations

Discussion of how title is examined in the State of New Hampshire.  Including a review of instruments of conveyance; liens; estates in land and how to identify easements and restrictions.


Processing & Closing Residential Real Estate

A review of the information obtained by the residential title closing processor.  Discussion of the various documents needed from Buyer's, Seller's and Agent's with an explanation of the reasons for the documents.  There is also a detailed examination of the documents presented at closing. 
Guiding Seller's through Short Sales

This course will provide the agent with knowledge on how to assist a seller to identify if they are in a situation where the cost to sell their property exceeds the market value of the property.  It provides information to the agent on the various alternative a seller has when faced with a short sale and the potential consequences of each alternative.  It also covers the various professional resources a seller has available to them when negotiating a short mortgage payoff so that the agent can guide their seller in obtaining proper counseling.
Basics of Guiding Clients Through Foreclosure, REO

The course explores the information clients need and issues they may face when purchaing property through foreclosure, auction, REO, and short sale transactions. It also covers guiding seller's who are faced with foreclosure or short sale situations.

A case study of several actual closing that either never closed or were delayed.  We examine the reasons for the delays and how they could have been prevented.
CORE Course - Rules & Legislative Update

This course updates the agent with information pertaining to new rules adopted by the New Hampshire Real Estate Commission and a review of recent New Hampshire legislation that affects real estate conveyance.  The course will fulfill the New Hampshire Real Estate Commissions CORE course requirement.
